Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

: We accept lease terms of 3 months or more. For shorter lease terms, there are additional fees: $250 per month for 3-5 months, $150 per month for 6-8 months, $100 per month for 9-11 months.

Residents are responsible for paying for water and electric utilities. Water and sewer are billed to the resident's account and are sub-metered for each home. Electric service is set up through Duke Energy. Internet is provided by White Sky.

Rent is due on the 1st through the 5th of each month and is not considered late until the 6th. We accept debit card, credit card, ACH, and WIPS payment methods through our Thompson Thrift Resident App. Rent may also be paid using certified funds such as a cashier’s check or money orders in office.

Yes, a security deposit is required. The refundable security deposit ranges from $200 to a full month of base rent, determined by screening results. The deposit will be refunded within 30 days of your move-out date, provided there are no damages beyond normal wear and tear. Make sure to provide your forwarding address to the leasing office to ensure you receive your refund.

Yes, there are a few additional mandatory fees:
1. Application Fee: A non-refundable $80 application processing fee for each applicant.
2. Admin Fee: A $175 admin fee required to finalize any lease. This fee is non-refundable if the application is denied.
3. Convenience Package: A required $110 monthly fee that includes high-speed Wi-Fi, valet trash service, pest control, and Fetch package delivery service.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.

Policies and Rules

Renters' insurance is strongly recommended to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.

There is a limit of 2 guests per leaseholder within all amenities, the leaseholder must always accompany guests. There is no designated visitor parking within the community. North Carolina law does not prohibit the length of time guests may stay while visiting a Resident’s apartment.

Yes, pets are allowed, and we love them! There are no breed or weight restrictions. However, no visiting pets are permitted. ESA animals are accepted with a letter from a medical professional. There is a one-time non-refundable $300 pet fee and a $35 monthly pet rent for each pet.

Your lease agreement requires a written 60-day advance notice.

In order to terminate a lease early, residents must provide a 60-day notice. At the time of submitting notice the resident will be required to pay a buy-out fee equal to 2 months of the base rental amount. At this time any concessions regarding rent or monetary value must be paid back in full along with the buy-out fee. Residents are still financially responsible for rent/additional monthly charges throughout the notice period.

Amenities and Services

Our community amenities include a resort style pool/spa, 24/7 Fitness Center, 24/7 Clubhouse access, Dog park / pet grooming spa, outdoor grills with seating in two separate locations, and a half mile long walking trail. Other amenities we provide are garage rental spaces for $150/monthly. There is a non-optional convenience package which is $110/monthly and includes high speed fiberoptic Wi-Fi, valet wase collection, pest control, and Fetch Package delivery. Water/sewage will be provided and billed alongside rent as an additional charge based on individual monthly usage.

Guest parking is available and is unassigned, first come first serve. There is no extra cost for guest parking.

Our community has 24/7 Emergency Maintenance. Any non-emergent service request submitted will be addressed Monday-Friday between the hours of 9am-5pm.

Our community does not offer EV charging stations, however, there is a power outlet located inside of every detached garage space which an electric charger may be connected to.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state-of-the-art appliances.

Any service request may be submitted through the Thompson Thrift Resident App, called in through the leasing office, or requested via email. Maintenance addresses non-emergent service requests Monday-Friday between the hours of 9am-5pm. Typical response time for a service request is within 48 hours.

Residents may paint inside of the apartment so long as the walls are primed prior to moving out. Residents may drill holes in the wall to mount things such as TV’s, mirrors, curtain rods, etc.

The community is within the Mecklenburg County school district. School-aged residents would attend the following schools: - Elementary School: Mallard Creek - Middle School : Ridge Road - High School : Mallard Creek.
